2. Nothing here is advice
Nothing on this website is personal financial advice. The pages here explain how mortgages and protection generally work, and what we do. They are not a recommendation, and they are not tailored to you.
Advice is only given after we have discussed your circumstances with you directly, and it is confirmed to you in writing. Please don't make a decision about borrowing or insurance on the strength of a web page, including ours.
Figures, examples and timescales on this site are illustrative. Your own position will depend on your income, your credit history, the property, the lender and the market at the time.
Your home may be repossessed if you do not keep up repayments on your mortgage or any other debt secured on it.
3. Who this website is for
The guidance and advice on this website is subject to the UK regulatory regime and is therefore targeted at consumers based in the UK. We do not advise on mortgages or protection outside the UK, and nothing here is an offer or invitation to anyone in a country where we are not permitted to operate.
4. What is and isn't regulated
The Financial Conduct Authority does not regulate some forms of mortgage. In particular, most buy-to-let lending is not regulated, and some commercial and specialist lending falls outside the regulated regime. Where that applies to something we discuss with you, we will tell you.
We are not tax advisers, solicitors or accountants. Where a question is really about tax, conveyancing or company structure, we will say so and suggest you take advice from the right professional. We are happy to work alongside yours.
5. Accuracy of what you read here
We take care to keep this website accurate and up to date, but the mortgage market moves quickly. Lender criteria, rates, tax rules and regulatory requirements change, sometimes at short notice, and a page may not have caught up.
Please treat everything here as a general guide rather than a current statement of what any particular lender will do today. If something matters to your decision, ask us.
